GUEST LICENSE AGREEMENT
MINIMUM AGE REQUIREMENT: due to the open floor plan this villa is NOT SUITABLE FOR CHILDREN 13 YEARS OF AGE AND UNDER unless specifically agreed by the owner. ALL GUESTS MUST BE AT LEAST 14 YEARS OF AGE. This policy is STRICTLY ENFORCED. Violations will result in eviction of the property.
ADVANCE PAYMENT REQUIRED: A rental deposit of 25% is required at time of booking. The rental balance is required 60 days prior to your arrival.
CANCELLATION: IF YOU MUST CANCEL, PLEASE CALL US IMMEDIATELY AT 1-786-254-2528. A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment.
STORM POLICY: No Refunds will be given for storms.
CHECK-IN TIME: Check-in is after 4:00 pm. We will gladly make arrangements for an earlier check-in whenever possible.
CHECK-OUT TIME: Check-out is before 10:00 am. This ensures housekeeping has adequate time to prepare the property for incoming guests. We will gladly make arrangements for a later check-out whenever possible.
KEYS: You will be given a code for the front door Keyless Entry System. Inside you will find a key that locks the sliding doors to the living room and kitchen. We strongly recommend that you lock these doors if you are leaving to go to the beach. There also will be a key in the safe in Bedroom 1 closet. On your departure please be sure to leave both keys where you found them. We regret that we must charge $50.00 for a lost sliding door key and $100.00 for a lost safe key as the entire safe would have to be replaced.
LINENS: All linens are provided for your use during your stay with us. This includes sheets and pillow cases plus 2 bath towels, 1 hand towel,1 wash cloth per guest. Unfortunately, we cannot provide beach / pool towels. There is a full-size washer and dryer in the villa.
SUPPLIES: For your added convenience, we provide a basic starter supply of toilet tissue, hand soap, dish/dishwashing & laundry detergents. You are responsible for any additional requirements during your stay.
CLEANING: ON-THE-BEACH will be professionally cleaned prior to each guests’ arrival.
OCCUPANCY CONDITIONS
- Maximum Occupancy: Please note that the maximum overnight occupancy is the number of persons shown on the reservation details. In addition to the AGE RESTRICITON above GUESTS MUST ALSO BE AT LEAST 24 YEARS OF AGE OR ACCOMPANIED BY AN ADULT. Violations of this can result in eviction of the property. Wedding and large parties are strictly prohibited. The Guest understands that they are a Licensee of the Owner and NOT a tenant and that he/she is NOT acquiring an interest in the premises.
- This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its’ facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- THE GUEST AGREES TO COMPENSATE THE OWNER FOR ANY DAMAGES due to negligence or carelessness on the part of the guest or any excess cleaning needed. The property and its furnishings are privately owned. Please do not remove or change the location of furniture. The cost to replace furniture will be charged to the guests. The property has been inventoried and inspected, if you notice something missing or broken please notify us immediately.
- Liability: You accept full responsibility for any or all damages caused to this house, its contents and/or property. The Property Owners and Management will NOT be responsible for accidents or injury to guests or loss of personal property of any kind. Guests are responsible for the safety and security of all persons in the house, including children, at all times during the rental period.
- Loss or Damage: We reserve the right to charge for any loss or damage etc. assessed upon departure. If extra cleaning or sanitizing is required over and above what would be considered normal wear and tear a fee will be charged to cover these extra costs and a detailed description supplied to guests
6. Quiet Enjoyment: In accordance with the Community By-Laws which states the quiet time for the area is 11:00 PM-7:00 AM, we ask that you please respect this policy. We do not allow any parties or gathering other than the acknowledged guests staying at the house.
7.Community Rules: we ask that you please respect all community rules posted throughout the properties. Please note that hanging towels, etc. over the balconies is prohibited in the Beach Villa community. Also the operation of any motorized 2 wheel vehicles within the gates is prohibited. We greatly appreciate your co-operation.
8. Non-Smoking Policy: no smoking is permitted inside the house.
9. Pet Policy: PETS ARE NOT PERMITTED UNDER ANY CIRCUMSTANCES. This policy is STRICTLY ENFORCED. If you are found in violation of this policy the owner reserves the right to immediately cancel your reservation and occupancy of the dwelling and you will forfeit all money for the balance. Also, NOT PERMITTED in the community are motorcycles, campers, boat trailers and motor homes.
10. House Maintenance: Your home is professionally cleaned prior to your arrival and after your check-out. Please help us maintain the home in a good and clean condition.
